BUYING A PROPERTY IN KALKAN TURKEY
More and more people are now buying property abroad. Traditionally, British people have bought in France, Spain, Cyprus and Florida in the United States. However, there is now an alternative destination – Turkey, and in our opinion, it should be a Kalkan property.
Kalkan is more sophisticated than other Turkish resorts. According to the Sunday Times, if you like Tuscany or the Dordogne, you will love Kalkan. The Guardian compares Kalkan to the Italian Riviera.
During the winter, there are just over 2,000 Turkish nationals, plus approximately 400 English ex pats living in Kalkan properties.

You are not allowed to buy property in the military or security zones of Turkey. There are also a few other areas such as historical, mining and agriculture which are also preserved.
The Land Registry offices will check whether the Kalkan property is being purchased by a foreign national and if it is in a forbidden zone or not. They will then check with the military authorities that it is outside the military and security zones. If everything is correct, they will accept your application and issue your Tapu. Please be aware that Military clearance can take a considerable time, several months sometimes.
A Tapu is the Title Deeds to your Kalkan property. It is the official document which shows you have the ownership rights to the property. On this document, you will see the photograph and full name of the owner(s), together with detailed information of the Kalkan property.
It is not compulsory to hire a lawyer, but it is advisable, preferably an English speaking lawyer, and also appoint a Power of Attorney.
Once a sale is agreed, a contract will be drawn up, whether it is on a resale property or if the property is going to be built off plan.
On a resale property, a deposit, generally of 10% will be paid. The balance is paid on completion once the transfer of the title deed has taken place. The buyer and the seller must meet at the Kas land registry office for the transfer.
If you are buying a property off plan, you will first pay for the land in full, together with a 40% deposit of the building costs. The balance will then be paid in monthly instalments.
